Calile Malouf Investments contracted Delta Group to design and deliver a complex single source project management solution to kick-start the $30m luxury Calile Hotel redevelopment in Brisbane’s Fortitude Valley.

 
The scope of works included:

  • Site set up, including amenities, gantries and full height perimeter scaffold.
  • Demolition of the existing 2 storey building down to basement level, including service diversions and augmentations to facilitate project works.
  • Bulk/detailed excavation works allowing for the construction of reinforced concrete foundations.
  • Slab preparation and retention systems.
  • Emissions, noise and vibration controls.
  • Transport logistics, including traffic management and supervision.
  • Site infrastructure – basement stormwater drainage and ground water treatment system.
  • Site dewatering.
  • Remediation and rehabilitation of acid sulphate soil.
  • Recycling of construction waste materials

The location of the site within the high density James Street mixed use precinct demanded an effective stakeholder engagement plan in conjunction with an innovative works programme. For example, we were able to minimise noise and vibration impacts (and to address stakeholder objections and concerns) by devising a unique blasting technique to reduce the volume of rock breaking required to complete civil excavation works.

In total, we blasted more than 12,000 cubic metres of rock and excavated more than 30,000 cubic metres of spoil – without incident.
