Built contracted Delta Group to complete the first project of its kind in Sydney – the demolition and full concrete de-casement of the former ANZ building on Martin Place and to make way for the award winning $110m 20 Martin Place commercial office tower.

 
The scope of works involved:

  • Site preparation and lay-down area preparation, including demolition of existing 26 storey building down to basement level.
  • Retention and hand-over of fully braced steel frame for new construction work, floor area strip out and structural demolition of concrete floor slab.
  • Site set up, including amenities, materials hoist, gantries and full height perimeter scaffold.
  • Emission, noise and vibration controls.
  • Design, set out and installation of temporary structures to increase loadout efficiencies.
  • Tower crane installation and operation.
  • Removal of friable and non-friable asbestos.
  • Transport logistics, including traffic management and supervision.
  • Recycling of construction waste materials.

As demolition and de-casement work went on above us, we also completed civil construction works such as bulk and detailed earthworks, including the construction of reinforced concrete foundations. Innovative demolition techniques were used to minimise disruption to surrounding commercial offices and pedestrian traffic, including pre-cutting concrete columns, cut and lift of precast walls, and precision pulverising attachments to demolish slabs.

We were able to successfully integrate all elements of the project to satisfy a tight programme and to deliver a fully braced steel frame skeleton within 12 months. We also overcame challenges posed by the sequencing of temporary and permanent structural steel installation works, as well as concurrent civil and demolition works under strict noise and vibration conditions. Other key achievements included:

  • Materials handling and loadout within a congested central CBD location and adjacent to a high density pedestrian mall.
  • Working adjacent to and above a ‘live’substation, as well as within close proximity to Martin Place Station – one of Sydney’s busiest CBD rail hubs.
  • Excavation of 1,300 cubic metres of rock.
  • Strip out of 22,000 sqm of floor area.
  • Demolition and removal of 23,000 cubic metres of concrete floor slab.
  • De-casing more than 400 concrete steel columns and beams.

Our triple certified QSE management systems and single source project management solutions met all requirements for the stringent 6 Green Star environmental rating and led to multiple awards for our client from the Master Builders Association of Australia, including:
