Multiplex contracted Delta Group to deliver a unique and challenging demolition works program for a 1928 heritage listed structure that involved 11 floors of lead based paintwork and a fully operational branch of the Commonwealth Bank of Australia (CBA) at street level.

 
The scope of works included:

  • Site preparation, including amenities, materials hoist, gantries and full/partial height perimeter scaffold and hoardings.
  • Structural demolition of existing 9 storey structure, including protection of the heritage listed building façade and deconstruction of 50m high lift and stairwell core.
  • Capture, removal and transport of hazardous lead based paint –11 levels – comprising 24,000 sqm of floor area.
  • Internal strip outs – all levels.
  • Detailed excavation works.
  • Removal of 200t landscaping (garden bed) concrete structure.
  • Transport logistics, including traffic management and supervision.
  • Emissions, noise and vibration controls.
  • Recycling of construction waste materials.

All work was completed in accordance with strict environmental, safety and heritage listing guidelines as well as without disruption to CBA and their continuous branch operations on the ground floor.

We successfully completed demolition works in conjunction with the removal of hazardous lead waste. Demolition works involved more than 300 penetrations through existing slabs for new lightwells and risers, more than 400 lifts to widen the existing atrium, and more than 200 lifts (using a mini crane) to remove the concrete garden bed structure. Civil earthworks involved detailed excavation of more than 500 cubic metres of rock.

Our safe work methods ensured compliance with all relevant legislation and Australian Standards, for example:

  • Testing methodologies involved chemical colorimetric field testing and laboratory analysis.
  • Removal methodologies involved wet abrasive sand blasting techniques.
  • Extensive consultations for the preparation and implementation of our lead paint removal strategy and management plan, including site inductions, strict work practices and sign off protocols, toolbox talks and continuous review.
  • Staff and sub contractor health monitoring and lead handling specific PPE.
  • Containment requirements – encapsulation, controlled access, wet blasting PPE, air monitoring, Hepa filter negative air units, decontamination shower units.
  • Disposal requirements – sealed/tagged waste bags, licensed transport, licensed SITA processing/plant facilities, no waste materials stored on site.
  • Clearance testing procedures – lead check swabs, visual inspection, final clean, re-swabs, area cleared for access.
